Fundrise Review
Fundrise's advisory fee, the Flagship fund's management and expense ratios, its minimums and its exit penalties, checked against the company's own pages and filings in October 2026.
Fundrise is worth a look only if you want private real estate in small amounts, can leave the money for years, and accept about 1.60% a year in costs. The platform adds a 0.15% advisory fee on your assets. The Flagship fund then takes a 0.85% management fee and roughly 0.60% in other expenses, according to a prospectus dated 2021. On $10,000 that is about $160 a year. Fundrise's own Flagship page shows a 0.21% annualized distribution rate, so the fund's value has to rise to cover the rest. Read the current offering circular before you fund an account.
Key factsBest for: Investors who want small private real estate checks and can…
- Fundrise's registered Flagship fund has no selling penalty, but estimated costs run about 1.60% a year against a 0.21% distribution rate.
- Flagship net asset value: $1.0 billion as of October 9, 2026, per Fundrise
- Flagship distribution rate: 0.21% annualized, per Fundrise's Flagship page (October 2026)
- Flagship total fund expenses: 1.45% a year before any waiver (2021 prospectus estimate)
- Platform trading commissions: None, per Fundrise's disclosure page
Pros
- Flagship has no selling penalty, per Fundrise's help center, and the platform charges no trading commissions.
- Fundrise advertises a $10 start, and its help center publishes the IRA minimum.
- The management fee is a single stated rate in the prospectus, so the cost is easy to model.
Cons
- Management and other expenses total 1.45% a year in the 2021 estimate, before the platform's advisory fee.
- The distribution rate covers only a small part of the costs, so growth in fund value has to close the gap.
- Exit offers run quarterly and cover 5% to 25% of shares, so a request may not fill in the window you want.
Price the fee stack before the story. Fundrise charges in three layers. The advisory fee comes out of your account. The management fee and operating expenses come out of the fund's assets, which lowers the value of the shares you own instead of arriving as a bill.
That sum decides whether the product earns its place.
Finpresso data: Toolradar, the software directory we run, evaluated 9 investment apps in its October 2026 investment apps ranking, and none of them is a real-estate crowdfunding or non-traded REIT platform.
Fundrise's costs therefore come from its own filings, not from a ranking.
Methodology: we read Fundrise's own pages, its Form CRS, the Flagship prospectus and its help articles, and we dated each figure to the document it came from.
We did not invest in Fundrise to test it, and no figure here comes from a third-party review. We did not read the eREIT offering circulars, so their fee schedules are not covered on this page. Two of those documents are old. The prospectus is dated 2021 and the Form CRS is dated March 2025, so confirm the numbers before you invest.
What is Fundrise?
Fundrise sells shares in private real estate and private credit funds, plus some venture and eREIT vehicles, through its own platform. Its advisory arm, Fundrise Advisors, works in a non-discretionary way: you choose the funds and the plan.
Fundrise says more than 385,000 investors use the platform. Its Form CRS also says the firm advises the funds themselves, which share the same sponsor, Rise Companies.
The product with the clearest public documents is the Fundrise Real Estate Interval Fund, which Fundrise markets as the Flagship Real Estate Fund.
Fundrise's offering page lists it as registered under the Investment Company Act of 1940, and its net asset value was $1.0 billion as of October 9, 2026. The eREITs are different. Fundrise's offering page lists its Growth and Balanced eREITs under Regulation A rather than as registered funds, and eREIT shares carry an exit penalty for the first five years.
The platform also sits outside the brokerage world that most of our investing reviews cover, such as the Robinhood review and the Interactive Brokers review.
How Fundrise works
Your exit decides which product fits, and most buyers price it last. Flagship does not trade on an exchange. It makes quarterly repurchase offers, and the 2021 prospectus says those offers cover between 5% and 25% of outstanding shares.
The fund is likely to offer only the minimum, and the offers run in March, June, September and December. An offer can be oversubscribed, so a request may not fill in the window you want.
Fundrise's help center says Flagship and the Income Real Estate Fund charge no penalty for selling, and that Flagship intends to offer quarterly liquidity with zero penalties or costs.
Eligible eREIT shares work differently.
Selling before five years costs an approximate 1% of the share value, and the clock starts when the investment settles. After five years there is no penalty.
The entry check is smaller. Fundrise advertises a $10 start on its how-it-works page.
Its help center sets an IRA minimum, and the Flagship prospectus lists a $1,000 initial minimum. The headline figure and the product minimum are different numbers, so confirm the one for the product you pick before you send money.
Fundrise key features
Fundrise pricing
What the fee stack costs on $10,000. The advisory fee takes $15 a year. The Flagship management fee takes $85, and the estimated other expenses take $60. The total is about $160 a year before any expense waiver, charged on the assets whether the fund gains or loses.
The management fee and other expenses reduce the fund's net assets, which is an indirect cost to you.
The dollars grow with the balance. At $50,000 the same cost comes to about $800 a year. Set that against the cash the fund pays.
Fundrise shows a distribution rate for Flagship, defined as the current month's distribution annualized over the prior month's net asset value per share. It measures cash paid out, not total return.
Fundrise's Flagship page also quotes a since-inception return but does not print the period it covers, so you cannot judge that figure against the costs above.

| Flagship management fee | 0.85% a year | Paid by the fund from net assets, per the 2021 prospectus. An expense limitation agreement can waive it |
| Flagship other expenses | 0.60% a year | A 2021 estimate built on $600 million of net assets. The fund now reports $1.0 billion |
| Flagship total fund expenses | 1.45% a year | Prospectus total before any waiver. The platform fee comes on top |
| Advertised start | $10 | Fundrise's how-it-works page. The Flagship prospectus lists a $1,000 initial minimum |
| IRA minimum | $1,000 | Set in Fundrise's help center. No taxable-account minimum is stated there |

- Fundrise advertises a $10 start, and its help center publishes the IRA minimum.
- The management fee is a single stated rate in the prospectus, so the cost is easy to model.
What could be better
- Management and other expenses total 1.45% a year in the 2021 estimate, before the platform's advisory fee.
- The distribution rate covers only a small part of the costs, so growth in fund value has to close the gap.
- Exit offers run quarterly and cover 5% to 25% of shares, so a request may not fill in the window you want.
Who Fundrise is for
Fundrise fits an investor who wants private real estate in small amounts, can leave the money for years, and accepts a fee the distribution rate does not cover.
It suits a taxable or IRA sleeve you will not need for years, because the eREITs charge a penalty until year five and the Flagship exit is a quarterly window, not an on-demand sale.
It is a poor fit for anyone who needs cash within a year, anyone who needs the distribution as income, and anyone who wants to sell on a given day at a known price.
For a wider comparison of fees and access, the real estate investing platforms ranking sets Fundrise beside four other platforms.
The investing apps ranking covers brokerages, and the portfolio trackers ranking covers tools for following your holdings over time.
If you want an automated portfolio, read the Betterment review and the Wealthfront review, or the robo-advisor ranking.
If you want exchange-traded real estate, brokers such as Public and Webull handle listed securities that trade during the day. That is a different product with different fees, and this page does not cover it.

The bottom line
Use Fundrise for a small, long-dated real estate position, and pick the Flagship fund over the eREITs if you may need the money early. Flagship has no selling penalty, but its estimated costs run well above its distribution rate.
That gap is why you should check a current expense table before a large purchase.
